Introduction
The Kapitol Group is Australia’s largest data centre builder, delivering a pipeline of projects across Melbourne, Nationally and across Asia Pacific. Tradetech Services Australia (TSA) has delivered electricity (underground distribution, substations and generation related works), underground telecommunication networks and building foundations activities over six different sites and projects for Kapitol Group over the past 5 years. The works undertaken by TSA are critical enabling work related to derisking the core data centre construction works and ensuring timely delivery of the overall site works.
Scope of Works
Structural building and structural civil construction, crane lifting services, conduit bank installation for HV, LV and communication fibre, access tracks and site fencing, and BIM modelling. All of the data centres being constructed by Kapitol Group include the demolition of existing assets and utility assets, site geotechnical investigations and remediation, design and build services across the various stages, including early consultancy, design reviews, programming, cost planning, and construction.
Key Civil and Building Construction Activities
- Geotechnical investigations: Sample collection and contaminated soil assessments (PFAS etc).
- Investigations: Existing asset investigation activities central to validating the best for project location for the utility service installation, identification risks and mitigation strategies, and to enable early engagement for the utility asset owner minimising risk of delays in the overall delivery program.
- Benching and trenching: Deep trenching including shoring/ benching, large pit construction activities and general drainage.
- Foundations: Installation of foundations for buildings, structural footings for distribution poles, structural concrete hobs for generators and transformer bund construction.
- Earthgrid: All earthing works (over 10km of earthing works in total to date) including deepened earth stakes
Broader Activities and Services
- Craneage: Crane lifting services across the site, including the development and approval of all associated lifting plans. Geotesting for crane stability.
- Conduit installation: Conduit installation for electrical high voltage/low voltage distribution networks and telecommunication cables across the site, liaising with the network distribution provider, communications cable jointers and haulers as appropriate. All works are audited by VEDN accredited / licenced auditor.
- Managing variant degree of thermal resistivity: Ensuring compliance with thermal resistivity requirements as stipulated by engineering consultant. Site: Installation of fencing and access facilities around our site activities to ensure a safe and secure site. All fencing was compliance to distribution network standards.
Complexities
- Navigating complex requirements and standards in relation to data centre early works and construction.
Exploring constructability solutions to mitigate emerging risks, hazards or program timeline complexities - Interfacing with diverse contractors across the data centre site to ensure safe, timely and seamless delivery of our required scope of works. Working collaboratively with our client, utility asset owners, contractors and consultants to ensure a One
- Team approach and outcome for the end client (data centre owner/operator).
- Ensuring all of our early works undertaken are delivered aligned to the core data centre construction works program, taking into account critical pathway procurement items and activities related to our works and the broader works.
- Unforeseen challenges due to concurrent works delivery and interface points with diverse subcontractors across the site. We adopt early engagement and collaboration on interface risk assessment and procedures to mitigate.
